EICR (Electrical Inspection Certification Report) in Stoke and Staffordshire

As part of new legislation, landlords are legally required to have an EICR (Electrical Inspection Certification Report) for their property. EICRs are part of a landlord’s duty of care to have carried out, in addition to providing a copy of the report for all new and existing tenants. Why is an EICR Needed?

If a landlord fails to produce an in-date EICR to show fixed electrical parts in a property are safe, they could be fined up to £50,000. Previously to April 2021, it was only recommended that an EICR happen every 5 years. Landlords should ensure that they do not overlook these changes in regulation, officially titled The Electrical Safety Standards in the Private Rented Sector (England) Regulations 2020. For those in charge of industrial or commercial properties, an EICR will protect you under both the Electricity at Work Regulations 1989 and Electricity at Work Act 1974. Additionally, in order to have your premises insured, an EICR is required by the vast majority of insurance companies.

What Does an EICR Assess?

Our qualified contractors begin your EICR assessment with a visual inspection of all the electrical fittings on your premises, before conducting functionality checks to ensure these installations work in accordance with regulations.

During the EICR inspection, our electricians will assess:

  • Any current or potential defects.
  • If there is earthing and bonding to all fittings.
  • Potential fire hazards or electric shock risks.
  • If any electrical installations are overloaded.

The subsequent report provided to you will detail all of the above, with the date recorded to indicate when the recommendation for safety improvements was made, and when the next EICR is required to take place.
